Strata window cleaning in short
Tactical Height Solutions cleans external windows, glass balustrades, ledges and façades on Sydney strata buildings. Glass that residents cannot reach safely is cleaned by IRATA-certified rope access technicians working from certified roof anchors, without a swing stage or boom lift. Programs are usually once or twice a year, with resident notices, scheduling and a photo report for the strata manager, and quotes are fixed-price after a free inspection.

On most apartment buildings, residents can clean the inside of their windows but not the outside, and fixed panes, corner glass and windows above common areas are out of everyone's reach. Dirty glass and stained balustrades make a well-kept building look neglected.
We clean external windows and frames, glass and metal balustrades, ledges and awnings on strata buildings across Sydney. Upper levels are cleaned on rope from the roof anchors, so there is no swing stage or boom lift in the driveway, and residents stay in their units with their windows closed while we pass.
Most committees book one or two cleans a year and add façade washing, gutter cleaning or bird proofing to the same visit, so access is paid for once. We supply resident notices, follow the building's by-laws and send a photo report to the strata manager when we finish.

Questions about strata window cleaning
Do residents need to be home?
No. We ask residents to keep windows closed and move items away from balcony edges while we pass. Access to units is only needed if internal glass is included.
How do you clean windows behind balconies?
Technicians descend past each balcony on rope and clean the external glass from outside, without entering the unit.
What if our roof anchors are out of date?
Anchors must be certified before they are used. We can inspect and recertify them first, often on the same visit.
Can you clean glass balustrades and ledges too?
Yes. Balustrades, frames, ledges and awnings are usually cleaned on the same visit as the windows.
