Tactical Height Solutions provides water leak detection for buildings in Sydney using IRATA-certified rope access technicians instead of scaffolding. Water stains, damp walls and leaks around windows traced back to where the water gets in, then repaired from the rope. Every job is supervised by an IRATA Level 3 technician, carried out under NSW contractor licence 478674C, and covered by $20 million public liability insurance. Site inspections in Sydney are free, enquiries get a reply the same day, and most jobs can start within 48 hours of an approved quote.

Water that shows up inside a unit rarely comes in where the stain is. It runs along slabs, inside cavities and behind render before it appears on a ceiling or around a window. Patch the stain and the leak comes back.

We go to the outside of the building on ropes and check the façade around the affected unit within arm's reach: window and door perimeters, sealant joints, cracked render, balcony edges and upstands, flashings and penetrations. Suspect areas can then be tested with controlled water to confirm where it is getting in, before anything is cut out or replaced.

Because the same crew does the repairs, finding the leak and fixing it is one job. That might be new sealant, crack repairs, a balcony edge repair or a protective coating. You get a photo report showing what we found and what we did, which strata committees and insurers usually ask for.

Licensing and regulated work

Our NSW contractor licence is in painting (478674C). On apartment buildings, concrete, render, sealant and waterproofing repairs over $5,000 may need a licence class other than painting, and remedial work on class 2 buildings falls under the Design and Building Practitioners Act, which needs an engineer's regulated design and a registered building practitioner. On those jobs we work as the specialist rope access contractor alongside your engineer and remedial builder. On commercial and industrial buildings, and for painting, cleaning and inspection work, we contract with you directly. We'll tell you at the inspection which applies to your building.

Questions about water leak detection

Why does the leak show up somewhere different from where it gets in?

Water travels. It can run along a slab, inside a wall cavity or behind render for some distance before it shows up inside, so the stain is often well away from the actual entry point.

Who pays for a leak in a strata building?

If the water is coming through common property, such as the external walls, windows set in the façade or balcony edges, it is usually the owners corporation's responsibility. Your strata manager can confirm under the by-laws.

Can you find a leak without scaffold?

Yes. We drop down the affected section of the building on ropes from the roof, so one leak does not mean scaffolding the whole building.

Do you repair the leak as well?

Yes. Once the source is confirmed we quote a fixed price to repair it, usually with new sealant, crack repairs, balcony edge repairs or a coating.
