Building defect repairs in short
Tactical Height Solutions provides building defect repairs for buildings in Sydney using IRATA-certified rope access technicians instead of scaffolding. Façade defects closed out from the rope before handover or during the warranty period, with a photo for every item on your list. Every job is supervised by an IRATA Level 3 technician, carried out under NSW contractor licence 478674C, and covered by $20 million public liability insurance. Site inspections in Sydney are free, enquiries get a reply the same day, and most jobs can start within 48 hours of an approved quote.
Updated October 2026 by Naldo Neto, IRATA Level 3 and licensed painter.
The scaffold is gone, the building is occupied or about to be, and the defects list still has façade items on it: paint touch-ups, sealant, patch repairs, damaged render, cleaning. Bringing scaffold back for a list of small items rarely makes sense.
We work as your rope access subcontractor. You send the defect list or the inspector's report; we price it item by item, rig from the roof, close out each item and photograph it, and hand back a close-out register you can forward to your client or certifier. We work to your program and site rules and stay out of your client relationship.
In Mascot we rectified the Stage 1 façade defects on a 4-storey residential building for a builder: render and joint repairs, balcony pipe penetrations sealed and a concrete patch repair, with a photo report for sign-off. See the Mascot project.
Licensing and regulated work
Our NSW contractor licence is in painting (478674C). On apartment buildings, concrete, render, sealant and waterproofing repairs over $5,000 may need a licence class other than painting, and remedial work on class 2 buildings falls under the Design and Building Practitioners Act, which needs an engineer's regulated design and a registered building practitioner. On those jobs we work as the specialist rope access contractor alongside your engineer and remedial builder. On commercial and industrial buildings, and for painting, cleaning and inspection work, we contract with you directly. We'll tell you at the inspection which applies to your building.

Questions about building defect repairs
Can you work under our licence and registration on regulated work?
Yes. On regulated work we act as your specialist rope access subcontractor, under your design, licence and registration, and follow your site rules and documentation requirements.
Do you deal with our client directly?
Only if you want us to. By default we report to you and stay out of your client relationship.
How do you price a defect list?
Item by item or as a lump sum, with access included, so you can compare it with bringing scaffold back.
Can you send photos for every item?
Yes. Every item gets a before and after photo in the close-out register.
