Tactical Height Solutions provides regular strata cleaning in Sydney for owners corporations and strata managers. Common areas are cleaned on a weekly, fortnightly or more frequent schedule to an agreed checklist: entrances and lobbies, letterboxes, lifts, corridors, stairwells and handrails, bin rooms and car parks. Anything we notice, such as leaks, damage, lights out or graffiti, is reported to the strata manager, and because we are also a building maintenance and rope access company, high windows, façade cleaning and repairs can be handled by the same team.

Common areas are the first thing residents, buyers and visitors see. When the lobby glass is smeared, the stairs are dusty and the bin room smells, the whole building looks neglected.
We clean strata common areas on a regular schedule agreed with the committee or strata manager: entrance glass and doors, lobbies and letterboxes, lifts, corridors and stairwells, handrails and light switches, bin rooms, and sweeping of car parks and driveways. Bin presentation on collection days and periodic tasks such as pressure cleaning, cobweb removal and high dusting can be added to the schedule.
Our cleaners are the eyes of the building between inspections. A leak, a broken door closer, a light out or new graffiti is reported to the strata manager straight away, with a photo. And because we also do rope access window cleaning, building washing, gutter cleaning and repairs, those jobs can be quoted and done by the same team, with one point of contact for the strata manager.

Questions about strata cleaning
How often should strata common areas be cleaned?
Most small to medium buildings are cleaned weekly. Larger buildings, or buildings with heavy foot traffic, often need two or more visits a week. We recommend a frequency at the walk-through and the committee decides.
What is included in a strata clean?
Usually entrance glass and doors, lobbies, letterboxes, lifts, corridors, stairwells, handrails and the bin room on every visit, with car parks, cobwebs and pressure cleaning done periodically. The exact list is written into the quote.
Can you put the bins out?
Yes. Bin presentation on collection days can be added to the schedule.
Who do you report to?
To the strata manager or building manager named in the agreement. Problems we notice are reported with a photo.
Can you also clean the windows residents cannot reach?
Yes. We clean high windows, balustrades and ledges by rope access, usually once or twice a year, and can add this to the schedule.
