General
How much does rope access painting cost in Sydney?
It depends on the building height, the area to paint, the condition of the surface and the paint system. Because there is no scaffold to hire, erect and remove, rope access is usually cheaper than scaffold for buildings over two storeys. We give a fixed-price quote after a free site inspection.
How often do roof anchors need to be recertified?
Under AS/NZS 1891.4, roof anchors used for fall arrest or rope access should be inspected at least every 12 months, and after any fall or damage. We inspect, load test where required, tag each anchor and issue a certificate with photos.
Is rope access safe?
Yes. IRATA rope access uses two independent ropes for every technician, a working line and a backup line, each on its own anchor. Every job is supervised by an IRATA Level 3 technician and run under a site-specific SWMS.
Can residents stay in the building while you work?
Yes. We work on occupied buildings and put containment netting below the work where it is needed. Balconies and windows stay usable except for the short time we are working beside them.
How quickly can you start?
We reply to enquiries the same day. For most jobs we can start within 48 hours of an approved quote, subject to weather and access.
Do you send insurance documents with your quote?
Yes. Every quote comes with our certificates of currency for public liability, professional indemnity and workers compensation, plus the SWMS for the job.
Rope access painting
How much does rope access painting cost compared with scaffolding?
For most buildings over two storeys, rope access painting costs less because there is no scaffold to hire, erect, inspect and dismantle. The saving depends on the building, so we give a fixed-price quote after a free inspection.
How long does it take to repaint a building by rope access?
It depends on the size of the façade, the preparation needed and the weather. A small walk-up elevation can take a few days; a full high-rise repaint can take several weeks. Your quote includes a program.
Can you paint in winter or when it rains?
We do not apply paint in rain or when the surface is wet, or outside the temperature range on the paint data sheet. We plan around the forecast and use dry days for coating and wet days for other work where possible.
Do residents need to move out or stay inside?
No. Residents stay home. We ask that balcony items near the work are moved and windows are closed while we are painting beside a unit.
Which paint brands do you use?
We use Dulux systems and select the system for the substrate and exposure. Coastal buildings, for example, need different coatings from a sheltered inner-city walk-up.
Rope access façade repairs
What is a façade inspection and when do we need one?
A façade inspection is a close-up check of the outside of the building for cracks, drummy render, spalling concrete, failed joints and loose fixings. Strata buildings benefit from one every few years, and before any repaint, so repairs can be done first.
Can you repair defects before a building warranty runs out?
Yes. We work with strata managers and builders on defect rectification, and the photo records we produce can support a defect claim or a builder's rectification report.
Will the repairs show after painting?
Repairs are rendered and textured to match the surrounding surface before painting. On a full repaint they blend into the new finish; for spot repairs we match the existing colour as closely as possible.
Do you fix water leaks coming through the façade?
Many leaks come from failed joints, window seals or cracked render. We find the likely entry points on the façade and repair and reseal them.
Concrete cancer repairs
What causes concrete cancer?
Water and air reach the steel reinforcement through cracks or thin concrete cover. The steel corrodes and expands, cracking and pushing off the concrete around it. Coastal salt and carbonation of older concrete speed it up.
How do I know if my building has concrete cancer?
Common signs are rust stains, cracks running along the line of the steel, bulging or drummy concrete and pieces that have fallen off balconies or slab edges. A rope access inspection can find early defects you can't see from the ground.
Is concrete cancer dangerous?
It can be. Loose concrete can fall from a height, and in serious cases the strength of a balcony or slab edge can be affected. If pieces are falling, fence off the area below and get it inspected promptly.
Do we need an engineer?
For small, isolated spalls an engineer is often not required. For widespread defects, structural elements or a large strata project, an engineer's report and specification is recommended, and we work to it.
Water leak detection
Why does the leak show up somewhere different from where it gets in?
Water travels. It can run along a slab, inside a wall cavity or behind render for some distance before it shows up inside, so the stain is often well away from the actual entry point.
Who pays for a leak in a strata building?
If the water is coming through common property, such as the external walls, windows set in the façade or balcony edges, it is usually the owners corporation's responsibility. Your strata manager can confirm under the by-laws.
Can you find a leak without scaffold?
Yes. We drop down the affected section of the building on ropes from the roof, so one leak does not mean scaffolding the whole building.
Do you repair the leak as well?
Yes. Once the source is confirmed we quote a fixed price to repair it, usually with new sealant, crack repairs, balcony edge repairs or a coating.
Rope access inspections
How often should a strata façade be inspected?
Every few years for most buildings, and always before a repaint, so repairs can be done first. Coastal and older concrete buildings benefit from more frequent checks.
Is a rope access inspection better than a drone inspection?
A drone gives a useful overview, but it cannot sound render or concrete or check joints by touch. Rope access puts a technician at arm's length, which is how hidden defects such as drummy render are found.
Can the report be used for a defect claim?
Our photo records and defect register document what was found and where. For legal or structural opinions, they can be given to your engineer or lawyer to support their assessment.
Do you charge for the inspection?
A walk-around site inspection for a quote is free. A full rope access inspection of every elevation with a written report is quoted as its own job, depending on the building size.
Caulking and sealing
How long does façade sealant last?
Most façade sealants last around 10 to 20 years depending on the product, joint movement and sun exposure. Hardening, cracking and gaps along the edges are signs it is time to replace it.
Can you seal over the old sealant?
Not if you want it to last. New sealant over old material does not bond properly and fails quickly. We cut out and remove the old sealant first.
Is caulking the same as sealing?
In everyday use, yes. "Caulking" usually refers to filling joints and gaps with a flexible sealant, which is what we do on expansion joints, windows and cladding.
Can sealant replacement be done at the same time as painting?
Yes, and it is the best time to do it. Joints are resealed before the coating goes on so everything is finished together.
Anchor point installation
How often do anchor points need to be recertified?
Under AS/NZS 1891.4, anchor points should be inspected at least every 12 months, and after any fall or suspected damage. Some manufacturers specify additional checks.
Who is responsible for roof anchors in a strata building?
Roof anchors are usually common property, so the owners corporation is responsible for keeping them installed, maintained and certified. The strata manager normally arranges the annual inspection.
Can new anchors be installed on an old roof?
In most cases, yes. We assess the roof structure and substrate and choose an anchor suited to it, whether that is concrete, a metal roof sheet or the purlins below.
What happens if an anchor fails inspection?
It is tagged out of service immediately and we quote to repair or replace it. Nobody should use an anchor that has not passed inspection.
Anchor point inspections
Is an annual anchor inspection a legal requirement?
Work health and safety law requires anyone in control of a workplace to make sure fall protection is safe to use. AS/NZS 1891.4 sets out inspection at least every 12 months, and insurers and strata managers usually expect a current certificate.
How long does an inspection take?
Most residential roofs take a few hours. Large commercial roofs or systems with many anchors can take longer. You get the report and certificate shortly after.
What does load testing involve?
A hydraulic tester applies a set load to the anchor to confirm it holds without movement or damage. It is done where the manufacturer or the standard calls for it.
Can you inspect a system someone else installed?
Yes. We inspect most common anchor and static line systems, and will tell you if a product needs the original manufacturer or installer involved.
Building washing and pressure cleaning
How often should a strata building be washed?
Every one to three years is typical, depending on the location, exposure and colour. Coastal and tree-shaded buildings usually need it more often.
Will pressure cleaning damage render or paint?
Not when it is done at the right pressure with the right nozzle. We test first and use soft-washing methods on delicate surfaces.
Do residents need to do anything?
Close windows and move items off balconies near the work. We notify residents through the building manager before we start each elevation.
High-rise window cleaning
How often should high-rise windows be cleaned?
Commercial buildings usually clean every three to six months. Residential buildings often clean once or twice a year, more often near the coast or busy roads.
Do you clean the inside of the windows too?
Our rope access service covers the outside. We can arrange internal cleaning for common areas on request.
What if our roof anchors are out of date?
We cannot use anchors that are not certified. We can inspect and certify them before the clean, often on the same visit.
Protective coatings and membranes
What is an anti-carbonation coating?
It is a coating that slows the carbon dioxide in the air from reaching the concrete and reducing its protection of the steel inside. It is often applied after concrete repairs to help prevent concrete cancer returning.
What is an elastomeric coating?
An elastomeric coating is a thick, flexible coating that stretches with small movements in the wall. It can bridge fine cracks in render and keeps water out better than standard paint.
Can protective coatings be applied by rope access?
Yes. Most façade and structure coatings can be applied from the rope, as long as the preparation and application conditions on the data sheet can be met.
Façade maintenance programs
What does a building maintenance program include?
Usually the annual anchor inspection, a close-up façade check, washing of the façade or windows, small sealant and paint repairs, and a photo report. We tailor it to the building and quote a fixed annual price.
How often should a strata building be inspected?
Roof anchors must be inspected at least every 12 months. For the façade, a yearly close-up check is a sensible minimum for most buildings, and coastal buildings benefit from more frequent washing.
Can the program include repairs?
Small sealant and paint repairs are included as agreed. Larger repairs are quoted separately, so the committee approves them before work starts.
How long is the agreement?
We suggest a 12-month plan reviewed each year. Talk to us about terms that suit your building.
Emergency make-safe
How fast can you get there?
It depends on the time, the weather and roof access. Text photos and the address to 0478 152 630 and we will tell you straight away what we can do and when.
What does make-safe mean?
Making the building safe and limiting damage now: removing loose material, netting or covering the area, setting an exclusion zone and temporary sealing. Permanent repairs are quoted separately.
Can you work in the rain?
Rope access can continue in light rain, but not in high wind or storms. We assess conditions on the day and make safe from the roof edge or inside the building where we can.
Will you provide a report for insurance?
Yes. We photograph what we find and what we do, and send a short report you can pass to the insurer or strata manager.
Expansion joint repairs
What is the difference between an expansion joint and a control joint?
Expansion joints let sections of a building move independently; control joints are planned lines that control where cracking happens. Both need flexible sealant that stays bonded as the building moves.
How do I know a joint has failed?
Look for splits down the middle of the sealant, gaps along the edges, hard or crumbling sealant, cracks in the render beside the joint, or damp patches inside near the joint line.
Can new sealant go over the old?
No. It will not bond properly and fails quickly. The old sealant has to be cut out completely first.
Can the new joints be painted?
Some sealants can be painted and some should not be. We choose a sealant in a matching colour or a paintable type to suit the finish.
Building defect repairs
Can you work under our licence and registration on regulated work?
Yes. On regulated work we act as your specialist rope access subcontractor, under your design, licence and registration, and follow your site rules and documentation requirements.
Do you deal with our client directly?
Only if you want us to. By default we report to you and stay out of your client relationship.
How do you price a defect list?
Item by item or as a lump sum, with access included, so you can compare it with bringing scaffold back.
Can you send photos for every item?
Yes. Every item gets a before and after photo in the close-out register.
Static line systems
What is a static line?
A horizontal cable or rail fixed along a roof that a worker clips onto with a harness, so they stay attached while moving along the roof edge.
Do we need a static line or just anchors?
Anchors suit rope access and work at fixed points. If people need to move along an edge, for example to clean gutters, a static line is usually safer and quicker to use.
How often must static lines be inspected?
Under AS/NZS 1891.4, height safety systems should be inspected at least every 12 months, and after any fall or damage.
Bird proofing at height
Why use rope access for bird proofing?
The places birds roost are usually high ledges and soffits that ladders cannot reach and lifts cannot get close to. Rope access reaches them directly without scaffold.
Do you clean the droppings first?
Yes. Areas are cleaned and sanitised before any netting or spikes go in; otherwise birds are drawn back and the mess stays behind the netting.
Will netting change how the building looks?
Netting in a matching colour is hard to see from the street. We choose the least visible option that will work for each area.
Can you do it at the same time as other work?
Yes. Combining bird proofing with washing, sealing or painting means you only pay for access once.
High-rise gutter cleaning
How often should gutters on a strata building be cleaned?
At least once a year, and twice for buildings near trees or on the coast. Before storm season is the best time.
Why are box gutters a problem?
Box gutters sit inside the roof line, so when they block, water can overflow into the building instead of over the edge.
Do you need anchors on the roof?
Yes. Work near an unprotected roof edge needs a fall-protection system. If the roof has none, we can install anchors or a static line.
Do you take the debris away?
Yes. Debris is bagged and removed.
Heritage façade maintenance
Do we need council approval for heritage work?
It depends on the listing and the work. Maintenance such as cleaning and repainting in matching colours is often treated differently from changes to the building. Check with your council or heritage adviser; we can supply photos and method details for an application.
Will rope access damage the façade?
Ropes are rigged from the roof and protected at edges, and nothing is drilled into the wall for access.
Can you clean sandstone?
We use gentle methods suited to the material and test a small area first. Where specialist stone cleaning is needed, we provide access for a stone specialist.
Do you work with heritage architects?
Yes. We work to their specification and provide the photo records they need.
Industrial rope access
Can rope access work while the plant is running?
Often, yes, with isolations and exclusion zones agreed with your site team. Where a shutdown is needed, rope access usually shortens it.
Can you raise and lower materials and equipment?
Yes. We set up rope hauling systems to move materials and equipment into places that are awkward for cranes and lifts, as part of the job plan.
Do you travel outside Sydney?
Yes. We take on industrial work across NSW and interstate, with travel included in a fixed quote.
What paperwork do you provide?
A site-specific SWMS and rescue plan, insurance certificates, licences, CM3 prequalification, and inspection or completion reports.
Banner and signage installation
Do we need council approval for a building banner?
Often, yes. Signage approval depends on the council and the sign. The banner supplier or your planner usually handles it; we install to the approved details.
Can banners be installed in wind?
Large banners act like sails, so we install only when wind conditions are safe, and we check fixings and tension for the exposure.
Can you remove an old banner?
Yes. We take down old banners and signs and make good the fixing points as agreed.
Can you fix a loose or damaged sign?
Yes. A loose sign over a footpath is treated as make-safe work: we secure or remove it, then quote the permanent fix.
High-rise building access
Can your technicians take our engineer down on the ropes?
No. Only trained and certified technicians work on rope. Our technicians reach the area and photograph, measure and do the task while your engineer directs from the ground or by video call.
How quickly can you get someone onto the façade?
Most access visits can be booked within a few days, once roof access and anchors are confirmed. Urgent make-safe work goes through our emergency service.
What if the roof has no anchors?
We can install certified anchors first, or use temporary anchor systems where the roof structure suits. We will tell you which applies after a roof check.
How is high-rise access charged?
Access visits are charged per technician-hour, with a half-day minimum and at least two technicians on site, so there is always a second person for safety and rescue.
Ladder systems
Does a fixed roof ladder need fall arrest?
It depends on the height of the climb and the ladder design under AS 1657. We check each ladder against the standard and tell you what, if anything, it needs.
Can a portable ladder be used to get onto the roof?
Sometimes, if it is secured and suitable for the task, but portable ladders are a common cause of falls. A fixed ladder, or a ladder bracket with an anchor, is safer for regular roof access.
How often are ladder systems inspected?
Fall-arrest systems should be inspected at least every 12 months. We include ladders and vertical lines in your annual height safety inspection.
Can you inspect a ladder system someone else installed?
Yes. We inspect existing systems, tag them if they pass and quote repairs if they do not.
Roof access systems
What is the difference between edge protection and fall arrest?
Edge protection, such as a guardrail, stops a person reaching the edge. Fall arrest, such as an anchor and harness, stops a fall once it has started. Where practical, guardrails and walkways come first.
Do we need walkways on a metal roof?
Walkways protect people from slipping on sloping or wet sheeting and protect the roof from damage. They are worth having wherever people regularly cross the same route, such as to air-conditioning units.
Can you take over a roof another contractor set up?
Yes. We audit what is there, tag what passes, quote to fix or replace what does not, and put everything on one roof plan.
Will the work disturb people in the building?
Very little. Most roof work happens above occupied floors without affecting them, and drilling or noisy work can be scheduled to suit.
Commercial window cleaning
How often should commercial windows be cleaned?
Shopfronts usually need cleaning every few weeks to look their best. Office and upper-floor windows are typically cleaned every three to six months, more often near busy roads or the coast.
Can you clean before we open?
Yes. Early morning, after-hours and weekend cleans can be arranged so customers and staff are not disrupted.
Why use rope access for upper floors?
Rope access reaches high glass without a swing stage, boom lift or road closure. It is quick to set up and leaves your entrance and footpath clear.
Strata window cleaning
Do residents need to be home?
No. We ask residents to keep windows closed and move items away from balcony edges while we pass. Access to units is only needed if internal glass is included.
How do you clean windows behind balconies?
Technicians descend past each balcony on rope and clean the external glass from outside, without entering the unit.
Can you clean glass balustrades and ledges too?
Yes. Balustrades, frames, ledges and awnings are usually cleaned on the same visit as the windows.
Office and commercial cleaning
How often should an office be cleaned?
Most offices need bins, kitchens and bathrooms done at least two or three times a week, and busy offices every weekday. Smaller offices are often fine with a weekly clean. We recommend a frequency at the walk-through and you decide.
Do you clean after hours?
Yes. Regular cleaning is done after hours or early in the morning, so it does not get in the way of your staff or customers.
How do you get in?
We agree the entry, alarm and lock-up procedure with you before the first clean, and keys or swipe cards are only held by the people who clean your premises.
Is the price fixed?
Yes. You get a fixed price per visit for the agreed checklist. Extra one-off tasks are quoted separately before we do them.
Can you clean our windows and the outside of the building too?
Yes. We clean high windows and façades by rope access and from the ground, and can add them to your schedule, for example every quarter.
Strata cleaning
How often should strata common areas be cleaned?
Most small to medium buildings are cleaned weekly. Larger buildings, or buildings with heavy foot traffic, often need two or more visits a week. We recommend a frequency at the walk-through and the committee decides.
What is included in a strata clean?
Usually entrance glass and doors, lobbies, letterboxes, lifts, corridors, stairwells, handrails and the bin room on every visit, with car parks, cobwebs and pressure cleaning done periodically. The exact list is written into the quote.
Can you put the bins out?
Yes. Bin presentation on collection days can be added to the schedule.
Who do you report to?
To the strata manager or building manager named in the agreement. Problems we notice are reported with a photo.
Can you also clean the windows residents cannot reach?
Yes. We clean high windows, balustrades and ledges by rope access, usually once or twice a year, and can add this to the schedule.
Construction cleaning
When should the external clean be booked?
After the scaffold is removed and the external trades have finished, usually in the last few weeks before handover. Booking early lets us fit your program.
Can you remove paint and render overspray from glass?
Yes. We test a small area first and use the gentlest method that works for the glass type and coating.
Do you also clean inside the units?
Yes. Builders cleans of units, lobbies and common areas can be included. Tell us the number of units and the finish expected.
Can you work alongside other trades on site?
Yes. We follow your site rules and inductions and plan drops around other work so trades are not held up.
House painting
How much does it cost to paint a house in Sydney?
It depends on the size of the home, the surfaces, the preparation needed and the number of colours. We give a fixed price after a free inspection, with preparation included.
How long does a house repaint take?
Most interiors take days rather than weeks. Exteriors depend on the size and height of the home and the weather. Your quote includes an expected program.
Do I need to move out while you paint?
No. We work room by room inside and protect your furniture and floors. Low-odour paints are available if anyone at home is sensitive to smells.
How much deposit do you take?
In NSW a deposit for home building work can be no more than 10 percent of the contract price. Home building work over $20,000 also needs Home Building Compensation Fund cover, and your quote will say if your job needs it.
Can you paint a three-storey house without scaffold?
Often, yes. Our painters are also rope access technicians, so high walls and gables can be painted on rope where suitable anchor points can be used.
Strata painting
Can the committee stage the painting over several years?
Yes. We price by area, such as each stairwell, the car park and each elevation, so the work can follow your capital works plan.
How do you manage residents during common area painting?
We send notices in advance, work in sections with signage, keep at least one route through the building open and use low-odour paints indoors.
Does strata painting need a licensed contractor?
In NSW, residential painting work over $5,000 must be done by a licensed contractor. Our licence is 478674C (painting).
Rope access or scaffold for the outside?
For most repaints over two storeys, rope access is quicker and cheaper because there is no scaffold to hire and residents keep their balconies. We recommend the method after inspecting the building.
Commercial painting
Can you paint while our business is open?
Yes. We work after hours, at weekends or in sections, and use low-odour paints so areas can be used the next day.
Do you paint shopfronts and awnings?
Yes. Shopfronts, awnings, columns and fascia panels are common jobs, and high fascias can be painted on rope.
Do you need scaffold for the upper floors?
Usually not. Our painters are rope access technicians, so upper levels and high façades can be painted from ropes rigged on the roof.
Do you supply SWMS and insurance documents?
Yes. Every quote comes with our insurance certificates and a site-specific SWMS, and our crew complete your site inductions.
Industrial painting
Can you paint while the warehouse is operating?
Yes. We work in zones, outside operating hours or during planned shutdowns, with exclusion zones agreed with your site team.
Do you do floor line marking as well?
Yes. See our line marking and safety markings services for walkways, forklift zones, loading docks and car parks.
What paint system do you use on steel?
It depends on the steel condition and the environment. We specify a coating system to suit, from a maintenance repaint to full corrosion protection.
Can you paint high structures without scaffold?
Yes. High walls, roof steel, tanks and structures above plant are painted on rope, so the floor below stays in use.
Line marking
How long does line marking take to dry?
Most line marking paints dry quickly, but drying time depends on the product, temperature and humidity. Areas stay coned off until they are ready for traffic.
Can you remark over existing lines?
Usually, yes, if the old marking is sound. Where the layout changes, old lines are removed or blacked out first so drivers are not confused.
Do you work at night?
Yes. Car parks and warehouses are often marked at night or at weekends so the site keeps operating.
Can you mark accessible parking bays?
Yes. Accessible bays and shared zones are set out to AS/NZS 2890.6.
Car park line marking
Can you match the bay numbers to our strata plan?
Yes. Give us the strata plan or the current allocation and we will number the bays to match.
Do residents need to move their cars?
Yes, from the section being marked. We stage the work and give notice so cars only need to move for a short window.
How soon can cars park on new lines?
Usually within a few hours, depending on the paint and the conditions. The area stays coned off until it is ready.
Can you change the layout to fit more bays?
We can set out a new layout, but bay sizes, aisle widths and accessible bays must still meet the standard and any development consent, so a new layout may need approval first.
Safety markings
What colours should warehouse safety lines be?
Yellow is common for traffic lanes and hazards, with other colours for walkways, storage or specific zones. What matters is using them consistently, following AS 1318 and your traffic management plan.
Will floor markings make our site compliant?
Markings are one control. They support, but do not replace, physical barriers and a traffic management plan. We mark to the plan your safety team has set.
Can you mark while the warehouse operates?
Yes. We work zone by zone, after shifts or at weekends, with the area closed off until the paint is ready.
How long do markings last on busy forklift floors?
It depends on traffic, the floor and the product. We prepare the surface properly and recommend a product to suit the traffic; the busiest areas may need touch-ups more often.
Waterproofing
Can you waterproof a balcony without lifting the tiles?
Sometimes. Leaks at edges, hobs and junctions can often be repaired without lifting tiles, but a failed membrane under the tiles usually means stripping and re-waterproofing. We will tell you which after testing.
Do I need a licensed waterproofer?
For a new membrane on a residential building, yes, and ours are certified by a licensed waterproofer. Sealant and joint repairs usually are not licensed work. We tell you at the inspection which applies.
How do you find where a leak is coming from?
We inspect inside and outside, check joints, flashings and membranes from the rope, and use water testing to confirm the entry point before quoting a repair.
Is waterproofing covered by a warranty?
Yes. Repairs come with a written workmanship warranty, and membrane products carry their manufacturer's warranty when applied to specification.
