Hotel façade maintenance and bird proofing in Randwick
Ledges cleared by hand, render repaired, painting, bird spikes and mesh on a working hotel above the Randwick shops, all done from the rope while the hotel stayed open.
Project overview
The ledges and window heads of a hotel above the Randwick shops had built up debris and bird mess, and sections of render on the façade needed repair. We cleared the ledges by hand, carried out remedial render repairs and painting, and installed bird spikes and mesh, all from the rope while the hotel stayed open.
Scope of works
- Ledges and window heads cleared by hand, waste bagged and lowered in buckets
- Failed render removed back to the brickwork and patched
- Painting
- Bird spikes fitted along the ledges
- Mesh installation
- Before and after photos of each section
Access method
Technicians rigged from the roof and worked down each elevation on rope. Buckets and tools were clipped to the harness, so nothing could fall onto the footpath below.
Challenges
The façade sits above a busy footpath and shopfronts, and the hotel had to stay open with guests in the rooms, so a lift or scaffold on the street was not practical. We do not pressure wash bird droppings: the water spreads them down the façade and onto people below, so the ledges were cleared by hand.
Outcome
The ledges are clean and protected with spikes, the render repairs are finished and painted, and the work was done without closing the footpath or the hotel.
