Concrete façade remediation on a strata high-rise in Bankstown
Concrete defects mapped from the rope across an occupied Bankstown high-rise, then repaired inside full-height containment netting while residents stayed at home.
Project overview
A strata high-rise in Bankstown had cracking and spalling concrete across its façade. The owners needed every defect found, recorded and repaired without wrapping the building in scaffold. Our IRATA rope access team inspected the elevations drop by drop, mapped each defect on the wall, and carried out the concrete repairs from the rope.
Scope of works
- Close-up rope access inspection of the affected elevations
- Defect mapping: every crack, delamination and spall marked on the wall in survey paint and photographed
- Full-height containment netting rigged before any breaking-out started
- Concrete cancer repairs: unsound concrete removed, reinforcement cleaned and treated, sections rebuilt with repair mortar
- Photo record of the defects and the finished repairs for the strata committee
Access method
Technicians rigged from the roof anchors and worked in vertical drops, each on two independent ropes, under an IRATA Level 3 supervisor. Containment netting hung down the full height of the work area kept debris off balconies, the driveway and the footpath.
Challenges
The building stayed fully occupied, with balconies on every level. The defects were scattered across the façade, so the extent of the work was not known until each elevation had been inspected at arm's length. A full scaffold would have covered every balcony and window for months.
Outcome
The defects were repaired with no scaffold on the building and residents at home throughout. The committee received a marked-up photo record of every defect and repair, ready for its capital works plan and future maintenance.
