Office buildings, showrooms and retail centres need façades kept clean and maintained without closing entrances or footpaths. We clean glass and cladding, repair and repaint façades, and work around trading hours.
One yearly plan for the outside of your building
A building maintenance program covers the outside of the building from the rope: the annual anchor inspection, a close-up check of the façade, washing where it's needed, sealant and paint touch-ups, and a photo report you can file. Visits are booked ahead and priced up front.
- Problems caught earlySmall defects found on a schedule cost far less than emergency repairs.
- Anchors always currentThe annual inspection to AS/NZS 1891.4 is booked before the tags expire.
- A budget you can planA fixed annual price agreed in advance; larger repairs quoted separately.
- Records for your filesA photo report after each visit, with a defect register and recommended works.

Height safety compliance
Under AS/NZS 1891.4, roof anchors and fall arrest systems should be inspected at least every 12 months. We check each anchor and line, load test where the standard or manufacturer requires it, tag it with the inspection date and record it in a report with photos: a dated certificate and anchor register for your WHS records. If something fails, it is tagged out of service on the day. Our inspection and certification work is covered by professional indemnity insurance. See height safety inspections.
Work around tenants and trading
Glass is cleaned before or after trading hours, monthly, quarterly or twice a year, with a fixed price per clean. Painting is programmed after hours, at weekends or floor by floor. Upper levels are worked on rope with a small exclusion zone instead of scaffold, a swing stage or a boom lift across your entrance.

Questions from facility managers
What does a building maintenance program include?
Usually the annual anchor inspection, a close-up façade check, washing of the façade or windows, small sealant and paint repairs, and a photo report. We tailor it to the building and quote a fixed annual price.
How often do roof anchors need to be recertified?
Under AS/NZS 1891.4, roof anchors used for fall arrest or rope access should be inspected at least every 12 months, and after any fall or damage. We inspect, load test where required, tag each anchor and issue a certificate with photos.
Can the program include repairs?
Small sealant and paint repairs are included as agreed. Larger repairs are quoted separately, so you approve them before work starts.
How long is the agreement?
We suggest a 12-month plan reviewed each year. Talk to us about terms that suit your building.
Do you send insurance documents with your quote?
Yes. Every quote comes with our certificates of currency for public liability, professional indemnity and workers compensation, plus the SWMS for the job.
