Annual anchor inspections
Under AS/NZS 1891.4, roof anchors used for fall arrest or rope access should be inspected at least every 12 months, and after any fall or damage. We inspect, load test where required, tag each anchor and issue a certificate with photos. A building maintenance program books the inspection before the tags expire and adds a façade check, washing and touch-ups to the same visit, so access is paid for once.

Capital works and defects
A close-up façade inspection gives you a report with photos and locations for each defect, ranked by priority, and a fixed-price scope to repair them. Many committees use it to plan the capital works fund, before a repaint, or to support a defect claim with a builder.

Questions from strata managers
Can residents stay in the building while you work?
Yes. We work on occupied buildings and put containment netting below the work where it is needed. Balconies and windows stay usable except for the short time we are working beside them.
How often do roof anchors need to be recertified?

Can the committee stage the painting over several years?
Yes. We price by area, such as each stairwell, the car park and each elevation, so the work can follow your capital works plan.
Do you send insurance documents with your quote?
Yes. Every quote comes with our certificates of currency for public liability, professional indemnity and workers compensation, plus the SWMS for the job.
Is concrete cancer covered by strata insurance?
Generally not, because it is a gradual deterioration rather than sudden damage. It is usually funded through the capital works fund or a special levy. Check your policy.
