2The building
Building sides
One line for each side of the building we work on: how wide it is and how tall. Plans, a tape or the Google Maps measure tool are close enough. Leave out sides we don't touch.
- Openings %
- How much of that side is windows, glass doors or anything else we don't paint. A solid wall is 0; a typical apartment block is 20 to 40. Pressure cleaning washes the glass too, so it uses the whole wall.
- Drops
- Rope drops down the side, one every 2.5 m of width. We work them out.
- Total storeys
- The average height of the rope drops: each side's storeys × its drops, ÷ all the drops (e.g. 4 drops at 6 + 12 drops at 12 = 10.5). That height prices the rope work.
- Wall m²
- Width × height, less the openings: the area we paint, and price.
Painting
Levels and area to paint come from the building sides above.
Taller buildings: we price up to 20 levels instantly.
Wall area, windows left out. Width × height is close enough. Up to 2,000 m².
Includes wash, primer where needed, 2 coats of Dulux exterior paint, masking, clean-up and photos.
Render repairs
Levels come from the building sides above.
Up to 20 levels for an instant price.
Spots to repair on each side
For each side above: how many drummy, cracked or loose patches of render, and roughly how big one is (0.25 m² = 50 × 50 cm, 1 m² = 1 × 1 m). Leave a side empty if it has none.
Drops: each spot needs its own rope line, up to the drops on that side (two techs always work two lines). Spots spread over many drops take longer.
Includes tap test, cut out, bonding primer, scratch, build-up and top coat, texture match, render sealer and photos.
Concrete cancer
Levels come from the building sides above.
Up to 20 levels for an instant price.
Spots to repair on each side
For each side above: how many spalling spots (concrete cancer: cracked or fallen concrete, rusty steel), and roughly how big one is (each spot counts at least 0.25 m² = 50 × 50 cm; leave it blank if you are not sure). Leave a side empty if it has none.
Drops: each spot needs its own rope line, up to the drops on that side (two techs always work two lines). Spots spread over many drops take longer.
Includes hammer test, break-out, clean and prime the steel, Fosroc HB40 mortar, fairing coat and photos.
Caulking
Levels come from the building sides above.
Up to 20 levels for an instant price.
Total metres of joints (vertical and horizontal). Up to 500 lm.
Includes cut out old sealant, clean, backing rod, primer, Sikaflex PRO, tooling, de-mask and photos.
Bird spikes
Levels come from the building sides above.
Up to 20 levels for an instant price.

We look at the building first, then send a fixed price. Add it to your estimate and send your details: we reply the same day.
3Tighten the window optional
Every answer moves or narrows your price window. "Not sure" is fine.
Questions about the estimate
Is this a quote?
No. Indicative range only. Final price confirmed after a site inspection. We confirm the scope on site and then send a fixed-price quote.
How is the price window worked out?
From our own pricing for jobs of that size. The low end assumes fewer rope drops and easy access, the high end more drops and harder access. Each answer in step 3 (access, façade, exposure, contract, condition) moves or tightens the window. "Not sure" is fine: we use the full range.
Can I price several services at once?
Yes. Add each service to the same estimate, for example window cleaning and pressure cleaning on one building. Each one gets its own range and the total adds them up. Work we price after a site inspection can go on the list too.
How do I measure the building?
One line for each side we work on: its width in metres and its height in storeys or metres, plus the openings: how much of that side is windows, glass doors or balconies (0 for a solid wall, 20 to 40 % on a typical apartment block). Plans, a tape or the measure tool in Google Maps are close enough. We work out the wall area and the rope drops (one every 2.5 m) the same way our own quoting tool does.
Does the price include GST?
The main figures exclude GST. The total including GST is shown just below.
Which jobs need a site inspection first?
Window replacement, bird netting, gutter cleaning, roof safety systems, defect rectification, waterproofing and coatings, heritage repairs, signage, access for other trades, static lines with corners or on steep roofs, and very large jobs outside our price table. Everything else gets an instant price window, and we still confirm the scope on site before the fixed price.
Why do you ask for my email?
So we can send you a copy of the estimate to keep or forward to your committee. Your price window shows straight away; no phone number needed. For a fixed price, add your details and we book a free site inspection.
What happens to my details?
They go only to Tactical Height Solutions so we can reply about your job. See our privacy policy.
