Key takeaways
- Height, surface area and the number of drops drive most of the cost.
- Preparation and repairs often matter more than the number of coats.
- Rope access removes scaffold hire, erection and permits from the budget.
- Compare quotes on the same scope and coating system.
Every building is different, so the honest answer to "how much does it cost?" is "it depends". This article explains what it depends on, so you can understand a quote and compare options fairly.
1. Access
Access is the biggest difference between methods. A scaffold quote includes design, erection, hire for the duration, inspections and dismantling. Rope access replaces all of that with rigging from roof anchors. If the roof has no certified anchors, installing or certifying them is a one-off cost that also benefits future maintenance.
2. Height and number of drops
A façade is worked in vertical drops. More drops and taller drops mean more time. Recesses, balconies and complex shapes add rigging changes.
3. Surface condition and preparation
Preparation is where most of the labour goes and where quality is decided. A sound surface that only needs washing and priming costs less than one with cracked render, concrete cancer or failed sealant to fix first.
4. Paint system
Standard acrylic systems cost less than elastomeric or anti-carbonation systems, but the protective systems can last longer and are often the better value on coastal or concrete buildings.
5. Detail work
Balustrades, window frames, colour breaks, soffits and metalwork take more time per square metre than open wall.
6. Site constraints
Working hours, noise restrictions, traffic control, protection of cars and gardens, and resident notices all affect the program.
How to compare quotes fairly
- Make sure every quote prices the same scope and the same paint system
- Compare the total cost, including access
- Check what preparation and repairs are included, not just "two coats"
- Check licence, insurance and warranty
- Ask for a program and how weather delays are handled
Fixed-price quotes
We give fixed-price quotes after a free inspection, with a written scope. The price doesn't change unless the scope does. Request a quote.

Questions
How do I get an accurate price for rope access painting?
Arrange a site inspection and give contractors a written scope. A fixed-price quote based on an inspection is far more reliable than a rate per square metre.
